Some say you have to have a car if you want to live in the North or a suburb. This isn’t true. Likewise, living in Centro doesn’t guarantee walkability either especially during the hot summers.

Navigating a real estate purchase in Mexico requires a specific legal and logistical sequence. When you engage our services, we protect your interests from initial brainstorming to long after you receive your keys.

We start by reviewing your comprehensive buyer questionnaire and hosting a strategy session. Beyond basic specifics like budget, bedrooms, and location, we map out exactly how your home choice will integrate with your daily lifestyle in Mérida. Start by filling out our questionnaire below.

Buying property as a foreigner involves unique legal instruments like a Fideicomiso (bank trust). When we represent you, we help you avoid any misunderstandings, conflicts of interest, or issues. By signing a Letter of Engagement, we establish our fiduciary relationship from day one.
🧭Step 3: Conduct Property Scouting
We’ll curate listings, additional options, and any properties you find independently. REMEMBER to send any properties you find to us FIRST!
Crucial warning: In Mérida, the moment you contact a listing agent or step into a developer showroom alone, you become that broker's or developer's client for life, causing you to lose your independent representation. We manage all inquiries to protect your interests and help you avoid agents and developments we know aren’t on the up-and-up.
🧭Step 4: Secure the Offer, Deposit, & Escrow
Once we find the right property, we finalize negotiations, execute the initial purchase contract, and safely route your earnest deposit into a secure escrow account. Concurrently, we submit the property file to a trusted Notario Público to begin deep title vetting.
🧭Step 5: Navigate the Notario & Title Vetting Process
The Notario acts as the ultimate legal authority in Mexican real estate. We manage all ongoing requests from their office, tracking the legal progress of your title deed, resolving potential zoning or tax concerns, and coordinating final closing details on your behalf.
🧭Step 6: Execute the Final Walk-Through & Closing
Before any funds are released or papers are signed, we accompany you through a pre-closing inspection to ensure every line item of your contract has been honored. We stand right beside you at the closing table, secure your keys, and celebrate your new life in Mérida.

Once we find the right rental, we’ll finalize lease negotiations, locking down fair terms regarding utility caps, pet policies, and maintenance responsibilities. We then coordinate your initial deposit to securely take the property off the market.
🔑Step 5: Navigate the Legal Notario Contract
In Mérida, valid long-term residential leases are formally executed before a Notario Público. On or just before your move-in day, we coordinate the final financial transfers including remaining deposits, first month’s rent, and the official Notario contract fee ensuring every peso is legally accounted for.
🔑Step 6: Move-In Walk-Through
Before you unpack, we guide you through an inspection using our specialized Property Condition Form. Documenting existing wear and tear or deferred maintenance at this exact moment is the single most critical step to guarantee return of security deposits when the lease ends.
